Problem with tenants - need info

Quick question:

Some new tenants moved in april first in one of our apartment. They are 2 roommates so 2 names (we'll call them Julie and John) on the 1600$/month lease.

on may 1st, I received the rent money from Julie (800$) and she says she can't find her roommate, seems like he bailed out! (she hasn't heard from him since april)

we're now the 15th. Still no news from the guy.

What should I do? Legally I mean?
The girl is really chill, says she will try to pay his part and is looking for a new roommate but time is running out.
 
Si les 2 noms sont sur le bail ... elle est dans sont droit de payer juste sa moitiee ... si tu veux entreprendre des recours contre le gars tu dois le signifier a la regie

Certaine compagnie d'assurance tel que Desjardins et la Capitale offre de l'assistance juridique gratuitement, c'est a dire que tu peux exposer ton probleme et tes questions a un avocat au telephone pour t'eclairer.
 
Why would a landlord ever do shared responsibility leases? Unless you got 5 kids in a student house, horrible decision... IN any case, that sucks. She probably know where he is too!

Anytime you fill a RDL lease with more than one person, you MUST write (next to each of their signatures) "solidairement responsable", that way each person is 100% liable. I learnt this at my own expense...

As for your situation, I guess there's not much to do but try and get as much information on him as you can in case it turns sour and you have to go after him legally (or illegally!! Haha)...In any case, best of luck to you!!!
 
she must know where he is and is covering, or maybe hes dead! shouldn't she report a missing person??

I will go to the regie to get him evicted (remove his name from the lease) then she will be responsible for the whole amount for next month.

Worst comes to worst we'll just have to recup the 800$ from him later.

Faire sortir quelqu'un pour un non payment de 2 semaine oublie sa. Si tu réusis tes hot en criss. Faut avoir casiment 3 mois de retard ...

My rent was never higher than 540$/month for a 4 1/2 in Pierrefonds.

My mortgage was never over 700$/month.

my rent downtown was 2100$/mth for a 7 1/2
my rent in lachine was 600$ for a 5 1/2

everything is relative.. you cant compare west island to downtown

Yeah but you didn't have the option of just "leggin' it" at the first whim. Flexibility has it's price...
